About this project
The Vista Ridge Metropolitan District owns and maintains the community fencing along its landscape tracts, trails, Vista Parkway and the edges of the Colorado National Golf Club: mostly three-rail wood fence, plus privacy fence sections that were replaced in 2021–2022. Fence work is paid from the General Fund's "Fence and Sign Maintenance" line, and larger work has been discussed as a capital project.
Status: proposed. The 2027 budget has not been adopted yet. The Board held a budget work session on September 2, 2026, and the 2027 budget hearing is scheduled for October 22, 2026. This page will be updated with what the adopted budget includes. Residents can comment at the hearing or through the District.
What the documents show
"Fence and Sign Maintenance" in the District's General Fund:
- 2023 actual: $9,250
- 2024 actual: $112,281
- 2025 budget: $60,000 (2025 estimate: $30,000)
- 2026 budget: $40,000
The 2024 Infrastructure and Capital Projects Report says the District invested about $107,000 in fence repair, replacement and staining in 2024, and includes a fence repair map.
Timeline
- 2021–2022: Privacy (community) fence replacement: bidding authorized Mar 18, 2021; construction agreement with Ideal Fencing Corp, LLC approved Jul 15, 2021; installation finished in summer 2022.
- Sep 26, 2024: The Board received a three-rail fence assessment report from Jones Commercial Fencing (no action taken).
- 2024: Jones Commercial Fencing repairs at seven locations ($33,785, approved May 23) and three-rail staining by Amazing Painting Solutions ($33,320 in May; $25,280 approved Oct 24).
- Jan 30, 2025: The Board decided not to alter an individual fence "pending the future fence repair/replacement work to be conducted by the District in 2026."
- Aug 28, 2025: Repairs were scheduled to start after the golf course's native mowing along fence lines; the Board authorized spending within the $60,000 budget line (pending repairs expected to cost about $30,000).
- Oct 2025 – Jan 2026: 2025 fencing repair recommendations were reviewed at the Oct 23 and Oct 30, 2025 and Jan 22, 2026 meetings.
- Feb 2026: A $45,920 payment to Jones Commercial Fencing for fence and sign maintenance appears in the March 26, 2026 claims.
- Jun 25, 2026 agenda: Fence staining proposals at Alpine Drive ($3,200) and Ironwood Circle ($1,840).
- Aug 27, 2026 agenda: Recent temporary fence repairs; river rock and edging along the fence line (Change Order 95, $71,967.65, part of the Landscape & Irrigation Project); and a fence replacement capital project cost estimate for three-rail staining from Amazing Painting LLC.
- Sep 2, 2026: 2027 budget work session.
- Oct 22, 2026: 2027 budget hearing (scheduled).
The minutes posted so far don't give a scope, schedule or dollar figure for replacing the golf course and perimeter fences. Those details should appear in the proposed 2027 budget and the August 2026 minutes once they are posted.
