Every household in Vista Ridge. Homeowners are members of the HOA, property owners pay the Metro District's property tax, and everyone living here is a Town of Erie resident in Council District 3.

Every homeowner is automatically a member of the HOA under the recorded Declaration.

Property in Vista Ridge is inside the District, so owners pay its mill levy, and eligible electors vote for its board.

Your home's lot, easements and covenants are recorded in Weld County, which also bills and collects property tax.

Vista Ridge Master Homeowners' AssociationGoverning bodies
The homeowners' association every Vista Ridge homeowner belongs to. Its covenants (the Declaration) were recorded with Weld County in 2001. A volunteer board of homeowners governs it and MSI, LLC manages it day to day.

HOA ↔ Golf Club: Cost-sharing agreement
The HOA and the golf club share the Community Center parking lot, entrance and non-potable water service under an access, parking and cost-sharing agreement (2006, amended 2019). A Declaration of Golf Play Covenants was recorded in 2003.

Two separate organizations that each maintain parts of the neighborhood. The tract schedule says which tracts each one maintains, and the HOA buys irrigation water from the District.

Metro District ↔ Golf Club: Shared irrigation agreement
One non-potable irrigation system serves both, under the Irrigation Water Facilities Common Use Agreement (2006, renewed 2016). The golf club operates the system; repair and replacement costs are split.
