Timeline (newest first)

  • Aug 31, 2026: A new subdivision application was filed and is in referral review.
  • Dec 16, 2025: Council approved a settlement (Resolution 25-216): interior oil wells plugged and abandoned (shrinking the setback from 500 to 150 feet), up to 569 lots, a new internal east-west street, $100,000 for off-site traffic improvements or calming "including roundabout(s)," and more groundwater monitoring.
  • After the denials: The developer, Stratus Redtail Ranch, sued the Town in Weld County District Court.
  • Jun 25, 2024: A revised plat (524 lots) was denied again. Public comment focused on oil and gas setbacks and traffic, including calming on the new parkway and the Vista Parkway roundabout.
  • Apr 23, 2024: Town Council split 3-3, which meant denial.
  • Jan 17, 2024: Planning Commission recommended the preliminary plat 7-0 (587 lots at the time).
