- Proposal: 50 single-family lots (at least 7,500 square feet) and four tracts, with access from Single Tree Lane and Hickory Drive.
- Zoning change: Planning Area 2-10 (2.6 acres, designated for golf course maintenance) joins residential Area 2-6. The 50-home cap from the original 2000 development plan stays the same.
- Staff findings: No traffic or safety issues flagged; expansive soils need engineered foundations; the drainage study raised no major concerns.

A related application by Colorado National Golf Club for a new maintenance building north of Sunset Drive and east of Bonanza (PD amendment and minor plat) was in Town review as of late 2025.
